General Terms and Conditions

All rates quoted are subject to availability and alteration. All discounted rates quoted are limited offers and are subject to availability and may be subject to a minimum night stay. Whilst every effort has been made to ensure the accuracy of all information, we do not accept liability for any errors or omissions and reserves the right to change information and descriptions of featured products.


To make a booking you must enter the details of a valid credit or charge card legally held by you. We hold the details as security for the first night of your stay only and full payment is due on arrival. We will send you a Booking Confirmation by email detailing, type of room, arrival dates, price, number of nights and any other extras agreed such as Parking. It is very important that you read the confirmation as this is from our reservation system and any changes or omissions should be reported immediately.

Check-in Times

Check-in Time is from 2.00pm and Check-out Time is 10.00am on the day of Departure.

Cancellation Policy

A cancellation fee of a minimum of the value of the First night’s stay will apply to all cancelled or changed bookings not made by 2.00pm, 24 hours prior to arrival.
Bookings cancelled prior to 2.00pm, 24 hours prior to arrival will not incur any charges.

Privacy Statement

We fully endorse and adhere to the principles of the Data Protection Acts 1998 and 2003. Specifically, we state that we will:

  • Obtain and process information fairly.
  • Keep it only for one or more specified, explicit and lawful purpose.
  • Use and disclose it only in ways compatible with these purposes.
  • Keep it safe and secure.
  • Keep it accurate, complete and up to date.
  • Ensure that it is adequate, relevant and not excessive.
  • Retain it for no longer than is necessary for the purpose or purposes.
  • Give a copy of his/her personal data to that individual, on written request

Your Responsibilities

You must look after the property. This means you must keep all furniture and fittings in the same state of repair and condition as at the start of your stay. You must leave the property in the same state of cleanliness and general order in which you found it, save normal wear and tear. If you break these conditions we will make an additional cleaning charge and/or make a claim against you for repair or loss as a result of damage caused. You are expected to show due consideration for other people as well. If you abuse the property or display rude, dangerous or offensive behavior towards the staff or other third party, we can refuse to allow you possession of the property or ask you to leave the accommodation before the end of your stay. If this happens we will treat your booking as cancelled and you will not be entitled to a refund.


We regret that pets, with the exception of guide dogs, are not allowed.

Special Requests

Requests for cots, high-chairs and fold up beds must be made at time of booking, whilst we will endeavor to do all possible to meet your request, it can not be guaranteed. Fold up beds are not suitable for adults. These are chargeable items.

Lost Property

Your Home From Home is not responsible for any loss of valuables or property left in or at the property during the stay or after departure.


By making this booking, you have agreed to accept the Terms and Conditions above. You agree to be responsible for the rooms for the duration of your stay and have read and fully understood the Terms & Conditions of Leeson Bridge Guest House.
